Our Services
We offer a range of surveying and architectural services. Find out more about our services below.

Level 3 (Building Survey)
Previously known as a Building Survey, or Full Structural Survey, the Level 3 Home Survey is the most in-depth condition assessment available for a property. It includes a thorough inspection of the structure and condition of the property, as well as a visual inspection of the service installations.

Level 2 (Homebuyer Report)
Sometimes called a Homebuyer Report, the Level 2 Home Survey is designed to provide buyers with the information they need to make an informed decision when purchasing a property. It provides clear advice on the property’s visible condition.

Party Wall Surveying
We act on behalf of owners in relation to party wall matters. Both for the owner carrying out the work, or for a neighbour who has received a party wall notice. We provide a complete party wall service, from preparing notices, carrying out schedules of condition, and agreeing party wall awards.

Schedules of Condition
A schedule of condition acts as a photographic and written record of the condition of a property at a specific point in time. It is often used before nearby construction works, or incoming tenants. It is invaluable for avoiding disputes relating to damage as any issues can be cross-referenced with the schedule.

Reinstatement Cost Assessments
An assessment of the cost of rebuilding a residential property for the purpose of ensuring the correct level of insurance is taken out. Our RICS-regulated surveyors inspect the property, and prepare a clear assessment that can be used by your insurer.

Frequently Asked Questions About Chartered Surveying
RICS Chartered Surveyors provide expert advice on property and construction, and offer a range of services which help property owners and purchasers make informed decisions.
The services offered by a firm of surveyors will vary depending on the company. Though many offer reports on the condition of properties prior to purchase. The most common of these are RICS Level 2 and RICS Level 3 reports, sometimes also referred to as Homebuyer Reports and Building Surveys. These reports help prospective purchasers by informing them of the condition of a property before they buy.
Other services include Party Wall Surveying, where the surveyor ensures that your construction works comply with the Party Wall etc. Act 1996, and architectural design services.
The cost of a building survey (RICS Level 3) will vary depending on where you are in the country, with London typically being the most expensive. The price will also vary depending on the type and construction of the property, its size, and whether there are any unusual characteristics or it is in poor condition.
As RICS Surveyors covering London and the South East, we have found that the price of a Building Survey in 2026 typically varies from between £650 - £1,500 or more.
We offer free quotes for both RICS Building Surveys and RICS Homebuyer Reports, so if you would like to know how much your survey will cost in 2026, please contact us.
Both the RICS Level 3 and RICS Level 2 survey reports are popular options for people looking to buy a property and wanting know its condition before doing so.
Whilst the two survey options achieve the same overall goal of informing you of the property's condition, there are some key differences.
Essentially, the RICS Level 2 survey is most appropriate for newer buildings, constructed from traditional methods, and which are generally in a satisfactory condition.
The RICS Level 3 survey on the other hand is designed for any type of property and is strongly recommended for older properties, where alterations have been carried out, or where it is likely that there will be defects.
The reason for this is that the RICS Level 3 survey will go into far greater detail than the Level 2 survey, particularly with regards to any defects found, and the likely repairs required.
So essentially, whilst the two surveys are similar, a Level 3 survey is always recommended where you believe there may be defects.
Whilst we are based in Bromley, we provide Chartered Surveyor services to clients through South East London, and the southern Home Counties. This includes parts of Surrey, Kent, Essex and East Sussex.
If you are unsure if we cover you area, please contact us.
We will almost always issue our completed RICS survey reports within 3-5 working days from the date of the inspection, and in the past year have achieved this target on 100% of our RICS Level 2 and Level 3 surveys.
The only time it may take longer is for particularly large or unusual properties, or where we inform you of a potential delay before undertaking the service.
