Local Property in Bromley

Bromley’s residential areas were largely developed during the Victorian and early twentieth-century periods, resulting in a high proportion of terraced and semi-detached housing that remains popular with buyers today. These properties often feature solid walls, older roof structures and historic alterations, all of which require careful consideration during a building survey or development project.

Areas such as Bickley and Chislehurst were historically characterised by larger estates and substantial detached homes, offering a combination of accessibility to London and a more rural setting. Many of these properties have since been extended or altered, introducing potential issues relating to structural changes, drainage and long-term maintenance.

As a result of significant development over the last century, much of Bromley’s housing stock is now ageing. Our surveyors commonly identify issues such as damp and mould, historic movement and defects associated with ground conditions, particularly in parts of the borough underlain by London Clay. Our local knowledge allows us to recognise these risks early and provide clear, practical advice tailored to Bromley properties.

FAQs – Surveyors in Bromley

Read some of the most common questions from our clients in Bromley.

Buying a property is usually the biggest purchase a person will make in their life. Because of this, it is essential that you know what you are buying. That is where a RICS Home Survey comes in. They provide you with a detailed report on the condition of the property allowing you to make an informed purchase, and where defects are found, negotiate on the asking price. Often the savings made from getting a survey greatly outweigh the actual cost of a survey.

Some people ask themselves whether they should get a survey. Is there a need for the added cost? The risk is that if there are problems and you go ahead without a survey, they become your problems, and you will need to pay to resolve them. Not only that, but when you come to sell the property, if your buyer gets a survey and the problems are identified, you could face problems on release.

For the above reasons, and the added peace of mind, getting a RICS Survey for property purchase is one of the best investments you may ever make.

The cost of a building survey (RICS Level 3)  will vary depending on the type and construction of the property, its size, and whether there are any unusual characteristics or it is in poor condition.

We have found that the price of a Building Survey in 2025 typically varies from between £650 - £1,500 or more, and for a Homebuyer Report (Level 2 survey), the prices tend to start at around £450.

We offer free quotes for both RICS Building Surveys and RICS Homebuyer Reports, so if you would like to know how much your survey will cost in 2025, please contact us.

Both the RICS Level 3 and RICS Level 2 survey reports are popular options for people looking to buy a property and wanting know its condition before doing so.

Whilst the two survey options achieve the same overall goal of informing you of the property's condition, there are some key differences.

Essentially, the RICS Level 2 survey is most appropriate for newer buildings, constructed from traditional methods, and which are generally in a satisfactory condition.

The RICS Level 3 survey on the other hand is designed for any type of property and is strongly recommended for older properties, where alterations have been carried out, or where it is likely that there will be defects.

The reason for this is that the RICS Level 3 survey will go into far greater detail than the Level 2 survey, particularly with regards to any defects found, and the likely repairs required.

So essentially, whilst the two surveys are similar, a Level 3 survey is always recommended where you believe there may be defects.

We will almost always issue our completed RICS survey reports within 3-5 working days from the date of the inspection, and in the past year have achieved this target on 100% of our RICS Level 2 and Level 3 surveys.

The only time it may take longer is for particularly large or unusual properties, or where we inform you of a potential delay before undertaking the service.
