Single Storey Extension FAQs

Below are answers to some of the questions we are most commonly asked about single storey extensions.

Many single storey extensions can be built without needing planning permission. These types of extensions fall under what are known as “permitted development rights“, however, there are several restrictions. If your proposed plans do not meet these restrictions, then a planning application will be required.

Restrictions under permitted development rights for home extensions include that:

  • The single storey extension must not extend beyond the original house by more than 4m if the house is detached, or 3m for any other type of house. Where the land is not designated land under Article 2(3), this limit is increased to 8m for detached houses and 6m for other types of house.
  • The single storey extension must not be higher than 4m.
  • No more than 50% of the curtilage of the dwelling will be covered by buildings (excluding the original dwelling) – this includes sheds and outbuildings.
  • No extension will be forward of the principal elevation or side elevation fronting a highway.
  • If the extension is within 2m of a boundary, the eaves height should not exceed 3m.
  • The extension should not include a balcony or raised platform.
  • Materials that match the existing should be used.

This is not an exhaustive list, and there are other considerations as well. We would recommend reading the Planning Portals guide to Permitted Development Rights to get a good understanding of whether your proposal needs planning permission.

If your proposed single storey extension doesn’t meet these criteria then you will need to apply for planning permission.

Our advice is that even if your proposed single storey extension falls within permitted development rights, you apply for a Lawful Development Certificate which will confirm in writing that your extension meets permitted development. This will make selling the property considerably easier later on.

A single storey extension can completely transform the spacial feeling of the property. Commonly, homeowners want to increase the living space, and the creation of an open plan area at the rear of the property not only achieves increased floor area but also improves natural lighting and modernises the property. This inevitably adds value and makes the property more attractive to potential buyers.

The most common layouts for a single storey extension are either to the rear of the property or to form a wrap-around extension.

Both options create an enlarged living space that improves the property, however, with a wrap-around, that space is larger and often allows for the creation of an additional reception room or bedroom.
