"A smooth, efficient service and excellent value for money. Highly recommended."

What is a Building Survey?

A Building Survey, also known as a RICS Home Survey Level 3, is the most comprehensive condition report available for a residential property. It involves a detailed visual inspection of the building and provides an in-depth assessment of its overall condition, construction and any visible defects.

The purpose of a Building Survey is to help you understand exactly what you are buying before you commit. It highlights significant issues, identifies likely maintenance requirements, explains the risks of inaction and sets out practical recommendations for repairs. This allows you to make an informed decision and, where necessary, renegotiate or plan future works with confidence.

A Building Survey is suitable for all types of property, but it is particularly recommended for older homes, properties that have been extended or altered, and buildings of non-standard construction. In these cases, hidden defects and historic alterations can have a significant impact on long-term costs and safety.

Compared to a RICS Home Survey Level 2 (also known as a HomeBuyer Report), a Level 3 Building Survey goes into far greater detail. It provides more thorough commentary on defects, explains their likely causes and implications, and offers clearer guidance on the urgency and scope of any remedial works required.

How much does a Building Survey cost in Bromley?

The cost of a Building Survey in Bromley will vary depending on several property-specific factors, but as a general guide, prices typically range between £695 and £1,495.

The exact cost depends on the time and level of detail required to carry out a thorough inspection and prepare a comprehensive report. Key factors that influence the price include:

  • The size of the property

  • The age and construction type

  • The overall condition of the building

  • The complexity of the inspection and reporting requirements

  • Any specific concerns or additional requirements you may have

Because every property is different, no two surveys are exactly the same. Older homes, larger properties and buildings that have been altered or extended usually require a more detailed inspection and, as a result, a higher level of reporting time.

You may occasionally see very low prices advertised online or through comparison websites. In many cases, these initial figures do not reflect the true scope of the service and can be subject to additional charges or a reduced level of inspection. At Murrins, we provide transparent, no-obligation quotes with no hidden fees. Our Building Surveys are carried out thoroughly and without rushing, ensuring you receive a clear, detailed report and practical guidance you can rely on.

We also offer a personable service, with the opportunity to discuss your concerns before the inspection and to speak directly with your surveyor after you receive your report, so you fully understand the findings and recommended next steps.

Why Choose Murrins for a Building Survey in Bromley?

Murrins are a RICS Regulated firm based in the centre of Bromley, giving us a genuine local presence and first-hand experience of the area’s property market. Our location allows us to respond quickly, understand local building characteristics and provide advice that is grounded in real knowledge of Bromley homes rather than generic reporting.

  • RICS Chartered Surveyors – All of our surveyors hold MRICS, FRICS or AssocRICS qualifications, ensuring your survey is carried out to the high professional standards set by the Royal Institution of Chartered Surveyors. This gives you confidence that your report will be thorough, impartial and prepared with due professional care.
  • Local Knowledge That Adds Real Value –We are not a national call-centre firm producing high volumes of standardised reports. We regularly inspect properties across Bromley and the surrounding areas, which means we understand the local housing stock, common construction methods and typical defects. This local insight allows us to provide advice that is genuinely practical and relevant to your property.
  • Fast turnaround – We aim to issue your completed Building Survey report within 3–5 working days of the inspection, without compromising on the depth or quality of our assessment. You receive a detailed, clearly written report as quickly as possible to keep your purchase or project moving forward.
  • Direct access to your surveyor – Every client is assigned a dedicated surveyor who is available to answer questions before the inspection and to talk you through the findings afterwards. This personal approach ensures you fully understand the report, the implications of any defects identified and the recommended next steps.

We aim to book in your building survey as soon as possible depending on our workload and the availability of access. Typically we will book in the inspection as soon as we receive contact details for access from you, and we will arrange the earliest possible date for the inspection. Typically this is usually within 1-2 weeks from the enquiry, though can also be within a couple of days.

No, we will arrange access for the inspection ourselves so you don't need to worry about that. All we will need from you is contact details for access, which is typically the estate agent, though may also be the vendor.

Your quotation will include a fixed-fee quote for the entire service, including the inspection, follow-up phone call, and report. We never charge any hidden fees, so you know exactly how much you will pay before committing.

If you need to cancel your survey, then we offer a 100% refund of the cost of the survey. The only time this changes is if you cancel after 5pm on the day before the inspection, or we have incurred any expense in carrying out the service up to the point of cancellation.
