What is a RICS Level 2 Home Survey?

The RICS Home Survey Level 2, sometimes called a Homebuyers Report, includes an inspection of the property and a detailed report outlining its condition. The aims of the survey are to help prospective buyers make informed decisions on whether to proceed with the purchase, understand any repairs needed, and consider what further advice may be required before committing to buy.

The Level 2 survey is best for properties that are in good condition, built using traditional construction methods, and are reasonably new. For older properties, or properties where there may be defects, a RICS Home Survey Level 3 is recommended as it goes into greater detail about any repairs required and future risks.

Why Choose a Level 2 Home Survey for Properties in Bromley?

As a firm of local RICS Surveyors based in Bromley, we have extensive knowledge of the local housing stock. The borough was significantly developed both during the Victorian period, and during the 1930s. However, there are many newer developments within the area, and a mix of new flats, terraced houses, and large detached properties make up the diverse residential landscape in Bromley and the surrounding areas.

We have experienced varying levels of maintenance and condition in our inspections of local properties. However, many have been well maintained and present in good condition, making them an excellent choice for a RICS Home Survey Level 2.

If you are looking to purchase a well-maintained property in Bromley that is constructed using traditional construction methods, then a Level 2 Home Survey will give you invaluable insight into the property’s condition before you commit to buy, making it an excellent choice for many house purchases.

FAQs – RICS Level 2 Building Surveys in Bromley

Read some of the most common questions from people looking a RICS Home Survey Level 2 in Bromley.

The cost of a RICS Level 2 Home Survey in Bromley depends on several factors. The main ones are:

  • The size of the property.
  • The condition of the property.
  • The age of the property.
  • Any specific requirements you may have.

A survey of a modern flat will inevitably cost considerably less than a 6 bedroom detached period property. The main reason being that the time taken to complete the survey will be different.

As a rough estimate, you can expect a fee of between £495 and £995+ for the survey.

The time taken to complete a RICS Level 2 Home Survey can vary from a few days, to a couple of weeks.

Factors affecting the time required include the complexity of the property, and the availability for access.

At Murrins Surveyors we always aim to complete the survey within 3-5 working days from the date of the inspection. The only time this may increase is in the case of particularly large or complex properties.

The decision as to whether you proceed with a RICS Level 3 or Level 2 survey will depend on several factors. However, the key deciding question should be this, "Do I believe that there may be defects at the property which may be costly to resolve?". If the answer to this questions is yes, then a Level 3 is the recommended choice. If you believe the property is in overall good condition, then a Level 2 may be a suitable option.

The RICS Level 3 Home Survey will cover all visible parts of the property without any intrusive inspection.

This means anything that can be seen without cutting into finishes, unscrewing fittings, or moving heavy of bulky items will be covered.

Intrusive inspection is beyond the scope of the report. The main reason for this being that any damage caused to a property needs to be made good, and sellers inevitably do not want the finishes of their properties damaged. Where appropriate, the survey will make recommendations for further intrusive inspections for which the consent of the vendor will be required.

Unlike the RICS Home Survey Level 3, the Level 2 survey will not go into great detail about future maintenance and the risk of future issues arising.
